Q: What happens when you get an appraisal?
An appraisal is when a property owner asks a real estate agent to provide an estimated price range that they consider their home may sell in under present market conditions, based on comparable sales statistics.
When you ask us to do an appraisal for you there are two steps to the process.
For the first meeting one or two of the people from our team will come to your home at an agreed time. We will walk through the property with you. We may ask questions about aspects of the property. If you have documents about the property, such as a LIM, that you wish to share with us that is helpful, but it’s not necessary. This is a relatively short visit.
After visiting the property, we research recent comparative sales and other relevant sales data in your area.
Once we have considered the walk through and the results of our research we will contact you to set up a time to meet in person again and discuss our appraisal with you. At this second, longer, meeting we will also present you with the marketing we propose for your property and give you advice on how to maximise its potential should you wish to take it to market.
